Why have an Agent at all?
When the Seller lists his property with a Real Estate
Agent, that agent becomes the Sellers’ Agent. You can deal directly
with
the Sellers’ Agents, but his only responsibility to you is to be
honest.
In all other respects he works for the Seller, trying to obtain the
highest
possible price, trying to mitigate any changes you may want to the
property,
working through escrow to meet the dates the Seller wants, resolve any
disputes to the benefit of the Seller. He also has no reason to advise
you to get your own Agent, as the percentage fee the Seller has to pay
will all come to the Seller’s Agent, whereas if there is a Buyer’s
Agent,
the Sellers percentage fee is split between the two agents. Yes, that
is
right, YOU the buyer, do not pay your agent any fee at all.
Your Agent works for you ? shows you the property so that you don’t have to reveal how strong your interest is in front of the Seller’s Agent, and can ask challenging questions. And if you are reviewing several properties, your Agent can help you evaluate them one against each other before you decide to offer, only one agent to deal with, no matter how many properties you want to consider. He tells you if the price is too high and what you could realistically offer, what repairs and changes you can ask the Seller to perform. He sets an escrow date that suits you, guides you through the increasingly complex documents and forms, and negotiates any issues that come up during escrow.
